Description of project
IRS Scotland Ltd were appointed as Principal Contractors under the Construction Design and Management Regulations 2015 to deliver the fabric repairs and roof renewal on John Muir primary Dunbar on behalf of East-Lothian Council, The project involved the installation of access scaffolding and full edge safety protection allowing for the removal of the existing roof covering including insulation to 545m² of roof area which had become perished over time allowing water to penetrate the fabric of the building.
A new engineer designed 120mm insulated IKO roofing system was installed to the entire roof area offering a 10-year guarantee to the client , all rainwater goods fascia and soffits were removed and replaced with new 22mm marine plywood fascia and soffits, along with new ARP cast iron gutter and down pipe connections. Extensive concrete and rebar repairs were carried out to the failing facades of the building Utilising the guaranteed product Flexcrete Monolite concrete repair system. Final façade decoration work was carried out to complete the look of the new project.
All of the works above were carried out under very tight school holiday shutdown timescales in time for the pupils returning for their learning environments. During the project we experienced some consistent heavy rain fall therefore we had to adapt our program to ensure we could successfully complete the works on time. Which was the case. Another successful job completed on budget and on time strengthening our relationship with another happy client.
